The Problem with Traditional Investor Financing
Most conventional loans require you to qualify using your personal income — W-2s, tax returns, and debt-to-income ratios. For real estate investors, this creates a hard ceiling. The more properties you own, the higher your debt obligations, and the harder it becomes to qualify for the next deal even if that deal is cash-flowing perfectly.
This is the problem DSCR loans were designed to solve.
What Does DSCR Stand For?
DSCR stands for Debt Service Coverage Ratio. It measures whether a property generates enough rental income to cover its own mortgage payment. The formula is simple:
A DSCR of 1.0 means the rent exactly covers the payment. Most lenders want 1.0 or higher. A DSCR of 1.25 means the property generates 25% more income than the payment — a strong profile that opens up better rates and terms.

You May Not Need as Much as You Think
One of the biggest myths in homebuying is that you need 20% down. The reality is that most Wichita buyers put down far less — and many qualified buyers purchase with little to nothing out of pocket when the right programs are stacked together.
FHA Loans — 3.5% Down
FHA loans are backed by the Federal Housing Administration and allow down payments as low as 3.5% for borrowers with credit scores of 580 or higher. They have flexible underwriting guidelines and are one of the most common paths for first-time buyers in Wichita. FHA loans require mortgage insurance premiums (MIP) for the life of the loan unless refinanced. Subject to FHA guidelines and underwriting.
Conventional — As Low as 3% Down

Self-Employed

Why Traditional Loans Are Hard for Self-Employed Borrowers
If you run a business, you likely take every legal deduction available to minimize your tax liability. Smart tax strategy — but it works against you when qualifying for a conventional mortgage, which uses your adjusted gross income from your tax returns. A business generating $200,000 in revenue might show $80,000 in taxable income after deductions, which is what the bank uses to qualify you.
Non-QM loan programs solve this by using alternative income documentation.
Bank Statement Loans
Instead of tax returns, bank statement loans use 12 or 24 months of business or personal bank deposits to calculate income. The lender applies an expense factor (typically 50% for business accounts) to determine qualifying income. This often results in a much higher qualifying income than what appears on a tax return. Non-QM product — rates may be higher than conventional loans.
1099 Loans
For contractors and freelancers, 1099 loans use your 1099 income statements rather than full tax returns. Typically uses 12-24 months of 1099 forms. Rates and terms vary. Subject to lender guidelines.
P&L Loans
A CPA-prepared profit and loss statement can be used to qualify in some programs. Typically a 12 or 24-month P&L showing business income and expenses. Subject to lender requirements and CPA certification.

Construction
One-Time-Close Construction Loans

What is a One-Time-Close Construction Loan?
A one-time-close (OTC) construction loan combines land acquisition, construction financing, and your permanent mortgage into a single loan with a single closing. You lock your interest rate at closing — before the first nail is driven — and that rate carries through to your permanent mortgage once the home is complete.
How it Works
One closing — you close once before construction begins. No second closing when the home is done.
One locked rate — your permanent mortgage rate is set at the initial closing.
Draw schedule — funds are disbursed to the builder in phases as construction milestones are completed.
Interest only during construction — you typically only pay interest on drawn funds during the build phase.
Converts automatically — when construction is complete, the loan converts to your permanent mortgage.
Requirements
Builder must be approved and licensed. Property must appraise at or above the projected value. Minimum credit and down payment requirements apply depending on whether you use FHA, VA, USDA, or conventional. Subject to full underwriting review. Construction timelines vary.

Who is Eligible?

VA Funding Fee
VA loans require a funding fee that can be rolled into the loan. The fee varies based on your down payment amount, loan type, and whether it is your first use of the benefit. Some veterans with service-connected disabilities are exempt. Subject to VA determination.

What Makes Up Your Monthly Payment?
Most people think of their mortgage payment as just principal and interest — but your actual monthly payment (often called PITI) includes four components:
Principal — the portion paying down your loan balance
Interest — the cost of borrowing, based on your rate and remaining balance
Taxes — property taxes collected monthly and held in escrow
Insurance — homeowners insurance collected monthly and held in escrow
PMI — private mortgage insurance if your down payment is less than 20% (conventional)
The Math Behind P&I
The principal and interest portion is calculated using an amortization formula that keeps your monthly payment constant while shifting the ratio of P vs I over time. Early in the loan you pay mostly interest. Later you pay mostly principal.
Example: $300,000 loan at 6.5% for 30 years = approximately $1,896/month P&I. Add $350/month taxes and $120/month insurance = $2,366 total. For illustrative purposes only. Actual payments will vary.
