What is a DSCR loan?
DSCR loans qualify based on a rental property’s income rather than your personal income. DSCR = Monthly Rent ÷ Monthly PITIA. Subject to minimum ratio requirements and underwriting.
Can I close a DSCR loan in my LLC?
Yes. DSCR loans are specifically designed for investment properties and can be closed in an LLC — a significant advantage for asset protection.
How many investment properties can I finance?
DSCR and portfolio loans have no conventional 10-property cap. Your ability to scale is based on each property’s DSCR, credit profile, and lender guidelines.
Self-Employed Borrowers
Can I get a mortgage if I’m self-employed?
Yes. We offer bank statement loans, 1099 loans, P&L loans, and asset depletion programs. Subject to credit and underwriting. Non-QM products may carry higher rates.
How many months of bank statements do I need?
Most programs use 12 or 24 months. Business or personal statements accepted depending on the program.
Timeline & Process
How long does it take to close a mortgage in Wichita?

What is a one-time-close construction loan?
